These Terms of Service ("Terms") govern your access to and use of PropMatchBali.com (the "Site"), operated by LeadsFromSearch ("LeadsFromSearch," "we," "us," or "our"), a company with a registered address at 1480 Howe St, Vancouver, BC, Canada.

By accessing or using the Site, you agree to be bound by these Terms. If you do not agree, please do not use the Site.

1. Description of Service

PropMatchBali.com is an independent directory and matching platform that connects prospective real estate investors with third-party Bali property developers, sourcing agents, and legal/notary teams. The Site provides:

• A directory of developers, sourcing agents, and legal/notary teams;
• Property listings, including off-plan and leasehold opportunities;
• A "Deal Matcher" quiz to match users with relevant investment opportunities;
• Educational articles and guides on Indonesian property, zoning, and legal structures.

We are not a real estate broker, developer, financial advisor, tax advisor, or law firm. We do not sell, lease, or hold any interest in the properties listed on the Site, and we are not a party to any transaction between you and a developer, agent, or legal/notary team.

2. Not Investment, Legal, or Financial Advice

Nothing on the Site constitutes investment, legal, financial, or tax advice. All content, including ROI projections, yield figures, pricing, and legal/zoning information, is provided for general informational purposes only.

ROI and yield figures shown on the Site are projections provided by developers and are not guaranteed. Actual returns may vary significantly. You are strongly encouraged to obtain independent legal counsel and conduct your own due diligence before entering into any transaction involving leasehold, Hak Pakai, PT PMA structures, or any other Indonesian property arrangement.

3. Compensation and Conflicts of Interest

We earn referral fees and/or commissions from developers and sourcing agents when a lead generated through the Site results in a sale or completed transaction. This creates a financial incentive for us to promote certain developers or agents over others. Our recommendations and matches should not be treated as independent or unbiased professional advice, and you should conduct your own independent verification of any developer, agent, property, or legal structure before proceeding.

4. Third-Party Listings and Content

Developers, sourcing agents, and legal/notary teams featured on the Site are independent third parties. We do our best to work with reputable partners, but we do not guarantee:

• The accuracy or completeness of any listing, price, ROI projection, or legal status;
• The licensing, qualifications, or regulatory compliance of any listed developer, agent, or legal/notary team;
• The successful completion, legality, or outcome of any transaction you enter into with a third party found through the Site.

Any dispute arising from a transaction between you and a developer, agent, or legal/notary team is solely between you and that third party. We are not liable for any acts, omissions, or representations made by these third parties.

5. Eligibility

You must be at least 18 years old and have the legal capacity to enter into binding contracts to use the Site. By using the Site, you represent that you meet these requirements and that any information you submit is accurate and truthful.

6. User Submissions

When you submit information through our forms or quiz, you consent to that information being shared with relevant third-party developers, agents, or legal/notary teams for the purpose of following up with you, as described in our Privacy Policy. You agree to provide accurate information and not to impersonate any other person.

7. Acceptable Use

You agree not to:

• Use the Site for any unlawful purpose;
• Scrape, harvest, or extract data from the Site using automated means without our prior written consent;
• Interfere with or disrupt the operation of the Site;
• Submit false, misleading, or fraudulent information through our forms.

8. Intellectual Property

All content on the Site, including text, graphics, logos, and guides (excluding third-party developer content and listings, which remain the property of their respective owners), is owned by or licensed to LeadsFromSearch and is protected by applicable intellectual property laws. You may not reproduce, distribute, or create derivative works from Site content without our prior written permission.

9. Third-Party Links

The Site may contain links to third-party websites, including developer and agent websites. We do not control and are not responsible for the content, privacy practices, or terms of any third-party website.

10. Disclaimer of Warranties

THE SITE AND ALL CONTENT ARE PROVIDED "AS IS" AND "AS AVAILABLE," WITHOUT WARRANTIES OF ANY KIND, WHETHER EXPRESS OR IMPLIED, INCLUDING WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, ACCURACY, OR NON-INFRINGEMENT. WE DO NOT WARRANT THAT THE SITE WILL BE UNINTERRUPTED, ERROR-FREE, OR SECURE, OR THAT ANY INFORMATION ON THE SITE (INCLUDING ROI PROJECTIONS OR LEGAL/ZONING INFORMATION) IS ACCURATE OR CURRENT.

11. Limitation of Liability

TO THE MAXIMUM EXTENT PERMITTED BY LAW, LEADSFROMSEARCH SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, OR ANY LOSS OF PROFITS, REVENUE, OR INVESTMENT VALUE, ARISING OUT OF OR RELATED TO YOUR USE OF THE SITE OR ANY TRANSACTION WITH A THIRD-PARTY DEVELOPER, AGENT, OR LEGAL/NOTARY TEAM, EVEN IF WE HAVE BEEN ADVISED OF THE POSSIBILITY OF SUCH DAMAGES. OUR TOTAL LIABILITY FOR ANY CLAIM ARISING FROM YOUR USE OF THE SITE SHALL NOT EXCEED ONE HUNDRED CANADIAN DOLLARS (CAD $100).

12. Indemnification

You agree to indemnify and hold harmless LeadsFromSearch, its officers, employees, and agents from any claims, damages, losses, or expenses (including reasonable legal fees) arising from your use of the Site, your violation of these Terms, or your transactions with any third party found through the Site.

13. Termination

We may suspend or terminate your access to the Site at any time, without notice, for any reason, including violation of these Terms.

14. Governing Law and Disputes

These Terms are governed by the laws of the Province of British Columbia and the federal laws of Canada applicable therein, without regard to conflict of law principles. You agree to submit to the exclusive jurisdiction of the courts located in British Columbia, Canada, for the resolution of any disputes arising from these Terms or your use of the Site.

15. Changes to These Terms

We may revise these Terms from time to time. The "Last updated" date at the top of this page reflects the most recent revision. Continued use of the Site after changes take effect constitutes acceptance of the revised Terms.
